What We Install
Commercial flooring projects typically call for materials engineered for higher abuse than residential equivalents. The categories we install:
Commercial LVT and SVT
Luxury vinyl tile (LVT) and solid vinyl tile (SVT) dominate commercial flooring today. They handle rolling office chairs, dragged equipment, water spills, and decade-long high-traffic use without the maintenance burden of carpet. LVT installs faster than tile and costs less than commercial wood. We install glue-down LVT for true commercial wear and click-lock LVT for tenant improvement work where speed matters.
Commercial Sheet Vinyl
Heat-welded sheet vinyl is still the gold standard for healthcare, lab, and commercial kitchen environments where a sealed, sanitary floor is required. We install commercial sheet vinyl with proper heat-welded seams and integral cove base where specified.
Modular Carpet Tile and Broadloom
Carpet tile (20x20, 24x24, plank format) is the most-installed commercial carpet product because individual tiles can be swapped when damaged. Broadloom carpet still has a place in offices and hospitality. We install both, with appropriate adhesives and underlayments per spec.
Commercial Porcelain Tile and Slabs
Large-format porcelain and porcelain slabs (24x48 and larger) are increasingly specified for retail entryways, hospitality, and high-end office spaces. The substrate prep and crack isolation requirements are essentially the same as our porcelain tile installation service — just at commercial scale with commercial timelines.
Commercial Wood Flooring
Engineered hardwood rated for commercial wear gets used in offices, boutique retail, and hospitality. We install commercial-grade engineered wood with appropriate adhesives and acclimation periods. Solid hardwood is occasionally specified for high-end commercial spaces — we install that too where the substrate and conditions support it.
What Commercial Projects Need That Residential Don’t
Scheduling around occupancy. Almost every commercial project we touch has tenants, employees, or customers in the building. We work nights, weekends, and overnight as required. We coordinate with facility teams on access, dumpster placement, and after-hours building security.
Documentation up front. Certificate of Insurance, W-9, project-specific compliance forms (some property managers require additional safety documentation, OSHA training records, or background checks for trades on-site), and signed subcontractor agreements get delivered before the first crew member shows up.
Communication with the right contacts. A residential project has one decision-maker — the homeowner. A commercial project has a GC, a project manager, a facility lead, sometimes a tenant rep, sometimes an architect. We attend kickoff meetings, maintain daily progress logs, and update the right people on the right cadence.
Phasing. Multifloor office buildings rarely empty out for a flooring install. Retail centers can’t shut down. Multifamily properties have move-in dates. We phase the work — section by section, floor by floor, unit by unit — with clean transitions and contained debris so the rest of the building keeps operating.
Close-out documentation. Lien waivers, warranty documents, material specifications, manufacturer warranties, maintenance instructions, and signed close-out packages get delivered before final payment is released. No chasing paperwork after the job ends.
Our Commercial Installation Process
1. Site Walk & Scope Review
We meet on-site with the project manager, GC, or facility lead. We walk the space, review drawings or specifications if provided, take measurements, identify constraints (substrate condition, access, scheduling, building rules), and discuss expected timing.
2. Detailed Bid & Submittals
Within 5 to 7 business days, we provide a detailed itemized bid covering materials, labor, demolition, subfloor prep, after-hours premiums, and any specialty items (heat-welded seams, custom transitions, ADA-compliant reducers). Material submittals — product data sheets, color samples, warranty documentation — are included for owner or GC approval before order.
3. Scheduling & Pre-Construction
Once the bid is approved and contract executed, we lock material orders and schedule the install around your operational requirements. For phased projects, we map each phase with the property manager or GC. COI, W-9, and any project-specific compliance documents are delivered at this stage.
4. Installation
Crew arrives at the agreed access time (often 6 PM start for after-hours work, midnight for overnight retail). Daily progress is communicated to the site contact. The site is left broom-clean every day. Substrate prep, leveling, and material install proceed to spec.
5. Punch List & Close-Out
GC, owner, or property manager walks the finished space and identifies any punch list items. We address punch list within 5 business days. Lien waivers, warranty documents, and close-out package delivered with the final invoice.
