Water damage can destroy your floors quickly — and the longer it sits, the worse it gets. Zona Floors responds promptly to assess the damage, remove compromised materials, dry and restore the subfloor, and install new flooring that gets your home back to normal. Whether it is warped hardwood from a slow leak, swollen laminate from a pipe burst, or buckled vinyl from appliance overflow, we have the experience to fix it right.

Common Causes of Floor Water Damage

Arizona homes may not deal with frequent rain, but water damage from internal sources is surprisingly common:

  • Plumbing leaks — slow leaks under sinks, behind toilets, or from supply lines can saturate flooring and subfloor for weeks before detection
  • Pipe bursts — especially during rare freezing events or from deteriorating copper and poly piping
  • Appliance failures — dishwashers, washing machines, water heaters, and refrigerator ice makers can leak or overflow
  • HVAC condensation — air conditioning drain lines can clog and overflow, especially in Arizona’s heavy-use summer months
  • Shower/tub overflow and leaks — failed caulk, missing waterproofing, or structural settling can allow moisture behind tile

Our Water Damage Repair Process

Step 1: Emergency Assessment

We inspect the damage to determine:

  • The extent of affected flooring (how many rooms, how many square feet)
  • Whether the subfloor is compromised (plywood rot, swelling, or mold)
  • The moisture source (is the leak fixed, or is water still entering?)
  • What materials are salvageable versus what must be replaced

If you are unsure whether your floors need a full replacement or a targeted repair, our article on water-damaged flooring repair vs. replace decisions walks through the key factors.

Step 2: Remove Damaged Materials

Warped hardwood, swollen laminate, buckled vinyl, and any saturated carpet pad are removed and disposed of. If the subfloor (typically plywood or OSB) is damaged, affected sections are cut out and replaced. We take care to remove enough material to reach dry, structurally sound subfloor — a common mistake in water damage repair is not removing enough.

Step 3: Dry and Treat the Subfloor

This is the most critical step. Before any new flooring can be installed, the subfloor must be thoroughly dried and tested. We use moisture meters to measure moisture content in the subfloor material. Industry standards require the subfloor to test below specific moisture thresholds (varies by flooring type) before installation. Installing flooring over a wet subfloor guarantees future problems — warping, mold, adhesive failure, and odors.

If mold is present on the subfloor surface, we treat it with antimicrobial solutions. Severe mold conditions may require remediation by a certified mold specialist before we continue.

Step 4: Install New Flooring

Once the subfloor tests dry, we install a moisture barrier membrane and then your new flooring. For homes that have experienced water damage, we strongly recommend waterproof flooring materials:

  • Luxury Vinyl Plank (LVP) — completely waterproof, will not swell or warp if exposed to water again
  • Porcelain or Ceramic Tile — naturally water-resistant and extremely durable
  • Engineered Hardwood with waterproof core — newer products offer real wood beauty with improved moisture resistance

We complete the project with baseboards, transitions, and cleanup.

Working With Insurance

Many water damage floor replacements are covered by homeowners insurance. We provide thorough documentation to support your claim:

  • Before and after photos of the damage
  • Detailed measurements and area calculations
  • Itemized estimate covering demolition, drying, materials, and installation
  • Moisture test readings from subfloor testing

We can also coordinate directly with your insurance adjuster if needed. Our documentation makes the claims process smoother and helps ensure your claim is properly valued.

What Our Customers Say

Our downstairs flooded a couple days before Thanksgiving, we have plans for Christmas with out of town family coming a week before. We needed someone to put down flooring asap. I contacted Zona Floors and couldn't believe the customer service and efficiency that we experienced. They got back to me right away, Hannah came over and had an estimate for us right away, she is amazing and incredibly professional, which today is becoming a lost art. We contacted them right before the weekend and before we knew it we had installers at our house Monday morning. We had an estimate from another flooring company and they said it would be at least a couple days to install, Zona Floors had it done in one day. These guys were amazing. I cannot recommend them enough. Use Zona Floors! Cost wise they were right on target. So happy with them.

Abraham/Zona Floors were amazing! They were quick in solving my flooring issue. They were prompt, courteous and so very professional. They had to tear up old flooring and re-lay new flooring. They were meticulous in ensuring the sub-floor was perfect before laying the new floor. It was a pleasure to work with them. I wouldn't use anyone else!

You can believe all of the five star reviews that Zona Floors receives. From the reasonable and competitive price to the finished product, they delivered as promised. The quality of the craftsmanship was outstanding. We recently had the entire 2800 square foot of flooring in our house removed and replaced with Lifeproof 22 mil Luxury Vinyl Plank. It included removal of ceramic tile, vinyl flooring that was glued to the cement foundation and all carpeting. All base boards were also removed and replaced with new 5 1/4 tall trim.

Frequently Asked Questions

01 How do I know if my floors have water damage?
Common signs include warped or buckled planks, soft or spongy areas underfoot, visible discoloration or staining, persistent musty odor, and gaps appearing between boards. If you suspect water damage, it is best to have it assessed promptly.
02 Can water-damaged floors be repaired instead of replaced?
Sometimes. Minor surface damage can be repaired by replacing individual planks or sections. However, if the subfloor is wet, warped, or shows signs of mold, full replacement is usually necessary for a lasting solution.
03 Do you work with insurance companies?
Yes. We provide detailed documentation — photos, measurements, material lists, and itemized estimates — that help you file your insurance claim. We can also coordinate with your adjuster if needed.
04 How long does water damage repair take?
After the damaged materials are removed, the subfloor typically needs 2-5 days to dry and test at acceptable moisture levels. Once dry, new flooring installation usually takes 1-3 days depending on area size.
05 Should I install waterproof flooring after water damage?
We strongly recommend waterproof flooring like luxury vinyl plank (LVP) after water damage, especially in kitchens, bathrooms, and laundry rooms. LVP will not swell, warp, or mold if exposed to water again.
